What goes on the slab, layer by layer

A flake floor is built in a fixed order, and the order is what separates a floor that lasts from one that peels in the first summer.

  1. Ground concrete. Diamond grinding opens the surface so the primer can bond; acid etching is a weaker substitute.
  2. Primer or a first coat. Soaks into the slab and seals the dust that grinding leaves behind.
  3. Pigmented epoxy base coat. Rolled out while wet; its color sits under the flakes.
  4. Broadcast flakes. Thrown by hand into the wet base until the surface is covered or only partly covered.
  5. Scrape and sweep. After the base cures, loose flakes are lifted off and the surface is scraped smooth.
  6. Clear top coat. Locks the flakes in and sets how glossy, how scratch-resistant and how sun-stable the surface is.

How a flake epoxy floor is built, layer by layer. A flake floor is a stack of thin layers on a rough ground slab. The flakes sit in the base coat; the clear top coat covers them and sets the gloss and the UV and scratch behavior.

What the numbers show

  1. Ground concrete Diamond grinding removes the weak top layer and leaves a rough profile the primer can grip; the profile is what the rest of the coating hangs on.
  2. Primer A thin coat that soaks into the rough surface and seals the dust grinding leaves behind.
  3. Pigmented base coat Rolled out wet; its color sits under and between the flakes and bonds them to the slab.
  4. Broadcast flakes Flat chips thrown by hand into the wet base. Full broadcast covers the base color; partial broadcast leaves it showing.
  5. Clear top coat Covers the flakes, makes the surface smooth and sets the gloss and the UV and scratch behavior; the chemistry (epoxy, polyaspartic or polyurethane) is the choice that matters.

Full broadcast or partial?

Full broadcast Partial broadcast
Look Solid carpet of flakes, base color hidden Speckled, base color shows between flakes
Hides Dust, tire marks, small imperfections in the slab Less; marks on the base show
Texture Rougher; more grip, a little harder to wipe Smoother; easier to wipe
Flake used Roughly two to four times more Light dusting
Typical price effect Higher material cost Lower material cost

Most Antioch tract-home garages are finished in full broadcast because the floor sees oil drips, tire grit and a lot of dust in the dry summer months. A partial broadcast suits a garage where the owner wants a lighter, brighter floor and plans to wipe it often.

Picking colors without a sample board

Flake blends are named by their colors — gray, charcoal and white; tan, brown and cream; black and silver — and the same blend looks different under a garage's light than on a screen. A physical sample board held against the garage wall and the car color is the only reliable check.

  • Mid-tone grays and tans hide dust and tire dust best.
  • Light floors show oil but bounce light into a dim garage.
  • Dark floors show dust and dry water spots and run hotter under an open door in July.

The top coat decides how the floor behaves in the sun

Epoxy can amber (yellow) in sunlight, which matters when the garage door stays open on a July afternoon, when Antioch averages a 91°F high. Aliphatic polyaspartic or polyurethane top coats are generally more UV-stable. A hot tire can also lift a thin, poorly adhered coating — mostly a prep and product problem, so a ground slab and a top coat rated for it reduce the risk. Ask which top coat the bid names and the film thickness in mils.

What flake epoxy costs in Antioch

Flake epoxy runs about $6–$9 per square foot installed on a sound slab in 2026; the numbers below come from the calculator on the home page.

Garage Area Flake epoxy, sound slab
1-car about 240 sq ft $1,440–$2,160
2-car about 420 sq ft $2,520–$3,780
3-car about 704 sq ft $4,224–$6,336

Cracks to repair add $1–$2 per square foot, an old coating to remove $2–$6, and a stem wall or garage steps are priced as flat options. These are market estimates, not quotes.

Flake Epoxy Garage Floor — common questions

How much does a flake epoxy garage floor cost in Antioch?

Roughly $6–$9 per square foot on a sound slab in 2026, so about $2,520–$3,780 for a 2-car garage of 420 square feet. Repairs, old coating removal and options add to that.

Do the flakes wear off?

Flakes sit inside the coating, under the clear top coat, so what wears is the top coat. A thicker top coat and a UV-stable chemistry slow that down; ask for both in writing.

Bookings aren't open yet — a typical Antioch range in about 30 seconds.

Step 1 Range —
    Which floor is it?

Garage at home, or a warehouse, kitchen, shop, showroom, gym or clinic floor.

    How big is the garage?

Typical: a 2-car garage, about 420 square feet here.

Measure wall to wall; length × width in feet gives the square feet.

    Which coating system?

Typical: flake (chip) epoxy, the system most price guides list first.

What shape is the slab in? pick all that apply

Typical: a sound slab with hairline cracks only.

    Anything extra? optional

Skip if none apply; a moisture primer only follows a moisture test.

    What kind of business floor?

Pick the room that carries the most traffic.

How big is the area to coat?

Length × width in feet, or the square feet. Typical: 2,000 sq ft.

    Which floor system?

Typical for dry storage and bays: solid color epoxy with grit.

What shape is the slab in? pick all that apply

    Typical: a sound slab.

When can the work happen? optional

Typical: after hours or on a weekend. No price change.

    Anything extra? optional

Skip if none apply; coved base is typical for kitchens and clinics.

    Notes and photos optional

Optional: a short note or a photo of the floor.
