Grinding, etching and why the profile matters

A coating holds on texture. Diamond grinding scratches the concrete to a roughness that coating professionals describe by a concrete surface profile (CSP) number; acid etching dissolves the surface lightly and leaves a milder, less even profile.

Diamond grinding Acid etching
What it does Removes the weak top layer and opens pores Dissolves a thin film of cement paste
Profile Deeper, even Light, uneven
Dust Captured by a shroud and vacuum Wet slurry to rinse and neutralize
Old paint or coating Removes it Cannot
Practical note The floor is dry when coating starts Must be fully dry afterwards

Diamond grinding opens the surface so the coating can bond; acid etching is a weaker substitute.

Crack types and what each one needs

Crack What it looks like Usual repair What to expect
Hairline shrinkage Fine, short, often star-shaped Routed or filled, ground flush Usually stays closed
Control joint Straight line where the slab was cut Filled with a flexible joint filler Moves with the seasons; fill is flexible, not rigid
Settlement One side lower than the other Leveled with repair mortar Ask whether the cause is still active
Moving or stepped Widening or offset over months Needs a look from a concrete or foundation professional A coating can show it again

Cracks are filled and ground flush; a moving crack can show again. Repair of minor cracks, pits and spalls typically adds $1–$2 per square foot, or about $50–$200 per repair area.

Clay soils, seasons and a slab

Contra Costa County's own building findings describe local soils as clay loam and alluvial fans that are moderately to severely prone to swelling and shrinking. Clay takes up water and expands, then contracts as it dries, which is one reason hairline cracks appear in slab-on-grade garages that have been through several wet and dry seasons. Not every crack means soil movement: shrinkage cracks from curing are the commonest, and marking a crack's width with a pencil and measuring monthly shows whether it is still moving.

The three ways to test for moisture

A slab with moisture vapor coming up through it can push a coating off. Three tests are in common use:

  1. Plastic sheet test. A taped square of plastic left for about a day; condensation underneath suggests moisture. Cheap, qualitative.
  2. Calcium chloride test, ASTM F1869. Measures moisture vapor emission over 60 to 72 hours as pounds per 1,000 sq ft per 24 hours.
  3. In-slab relative humidity probes, ASTM F2170. Probes set into drilled holes read the humidity inside the slab.

Where readings are high, a moisture-mitigating primer is used or the job is reconsidered; the vapor-barrier primer is a priced option in the calculator, about $400–$1,000 for a typical garage.

What prep costs in Antioch

Grinding is part of every coating system price. What changes the total is the condition of the slab:

Slab condition Added to the system price
Sound slab $0
Minor cracks, pits or spalls $1–$2 per sq ft
Old coating or paint to remove $2–$6 per sq ft
Heavy oil or a soft slab $1–$2.50 per sq ft

For a 420 square foot garage, minor cracks add about $420–$840. These are market estimates, not quotes.

Garage Floor Prep and Crack Repair — common questions

Is acid etching enough to prepare a garage floor?

It is a weaker substitute for diamond grinding. Etching leaves a light, uneven profile and cannot remove old paint, which is why grinding is the usual standard for a professional job.

Do hairline cracks mean the garage has a foundation problem?

Usually not. Shrinkage cracks from curing are the commonest kind. A crack that widens or leaves one side higher than the other is worth a look from a concrete or foundation professional.

Garage Floor Prep and Crack Repair: check availability and price range

Bookings aren't open yet — a typical Antioch range in about 30 seconds.

Step 1 Range —
    Which floor is it?

Garage at home, or a warehouse, kitchen, shop, showroom, gym or clinic floor.

    How big is the garage?

Typical: a 2-car garage, about 420 square feet here.

Measure wall to wall; length × width in feet gives the square feet.

    Which coating system?

Typical: flake (chip) epoxy, the system most price guides list first.

What shape is the slab in? pick all that apply

Typical: a sound slab with hairline cracks only.

    Anything extra? optional

Skip if none apply; a moisture primer only follows a moisture test.

    What kind of business floor?

Pick the room that carries the most traffic.

How big is the area to coat?

Length × width in feet, or the square feet. Typical: 2,000 sq ft.

    Which floor system?

Typical for dry storage and bays: solid color epoxy with grit.

What shape is the slab in? pick all that apply

    Typical: a sound slab.

When can the work happen? optional

Typical: after hours or on a weekend. No price change.

    Anything extra? optional

Skip if none apply; coved base is typical for kitchens and clinics.

    Notes and photos optional

Optional: a short note or a photo of the floor.
