Epoxy vs Polyaspartic vs Polyurea: An Honest Garage Floor Comparison

Epoxy Floors Craft Antioch sets epoxy, polyaspartic, polyurea and hybrid garage floor systems side by side without a sales pitch, because every vendor argues for its own product and the useful answer is a set of trade-offs that depend on the slab, the sun and the budget.

Four systems, one slab

A garage floor coating is a layered system, and the names describe the chemistry of the layers.

  • Epoxy is a two-part resin with a long working time that bonds well to a ground slab. It is usually the base coat.
  • Polyaspartic is a fast-curing aliphatic polyurea that is generally more UV-stable than standard epoxy.
  • Polyurea is a related fast-curing, flexible chemistry; the two are often sold together.
  • A hybrid puts an epoxy base under a polyaspartic or polyurea top coat.

The side-by-side

Epoxy Polyaspartic Polyurea Hybrid
Working time Longer Short, shorter in heat Short Long below, short above
Install speed Several days to a car Often one day, vehicles per data sheet One to two days Two days
Sunlight Can amber Generally UV-stable Generally UV-stable UV-stable top
Moisture Wants a dry slab Less forgiving of damp Wants a dry slab Tests decide
Odor while curing Moderate Can be strong Can be strong Both
Typical Antioch cost $4–$9 per sq ft $8–$12 per sq ft $7–$11 per sq ft $7–$11 per sq ft
Typical way it fails Prep, moisture, hot-tire pickup Mixed too fast, poor prep Thin base, lap lines Skipped moisture test

Cost bands for polyurea and hybrid interpolate between the sourced epoxy and polyaspartic bands; they are market estimates, not quotes.

Where the usual claims go wrong

Numbers like "twenty times stronger" come from vendors' own tests and cannot be checked from a garage. Polyaspartic and polyurea top coats are generally more UV-stable than standard epoxy and cure faster; epoxy is often used as a base coat because it has a longer working time and bonds well to a ground slab. Strength depends on the film thickness, the prep and the exact product, so compare data sheets and the written terms rather than slogans.

Choosing by garage

  • West-facing door, summer afternoons: a UV-stable top coat matters most; polyaspartic or a hybrid.
  • Slab never tested for moisture: a hybrid with an epoxy base, a test first and a patient schedule.
  • Budget and a workshop: solid color epoxy with grit.
  • Showpiece: metallic epoxy with a UV-stable clear coat.

A hot Antioch afternoon, when July averages a 91°F high, shortens working time for every two-part product, so the mixing window is part of the choice.

Questions to put to every bid

Which chemistry is the base and which is the top coat? What is the dry film thickness in mils? How was the slab prepared and tested? What does the written warranty cover and exclude? The answers matter more than the label on the bucket.

Step 1 Range —
    Which floor is it?

Garage at home, or a warehouse, kitchen, shop, showroom, gym or clinic floor.

    How big is the garage?

Typical: a 2-car garage, about 420 square feet here.

Measure wall to wall; length × width in feet gives the square feet.

    Which coating system?

Typical: flake (chip) epoxy, the system most price guides list first.

What shape is the slab in? pick all that apply

Typical: a sound slab with hairline cracks only.

    Anything extra? optional

Skip if none apply; a moisture primer only follows a moisture test.

    What kind of business floor?

Pick the room that carries the most traffic.

How big is the area to coat?

Length × width in feet, or the square feet. Typical: 2,000 sq ft.

    Which floor system?

Typical for dry storage and bays: solid color epoxy with grit.

What shape is the slab in? pick all that apply

    Typical: a sound slab.

When can the work happen? optional

Typical: after hours or on a weekend. No price change.

    Anything extra? optional

Skip if none apply; coved base is typical for kitchens and clinics.

    Notes and photos optional

Optional: a short note or a photo of the floor.
